Are You OK With The Responsibilities That Come With Condo Ownership?


A lot of people choose to buy a condo because they're looking for worry free living. You don't have to mow the lawn, shovel the snow, or clean out any gutters.

Sounds pretty sweet for a lot of people. But what you may not know is that you do have certain legal duties and responsibilities in regards to being a condo owner.

There is nothing to get your back up about. And these legal duties will not get your heart racing with anxiety. But it's good to know what your obligations are before you sign on the dotted line.

10 Key Condo Obligations That You Will Not Find In The Sales Brochure.

1) Knock Knock - Let Me In

As a condo owner you must allow the condominium corporation or people working on their behalf access to your unit.

Now they can't just barge in and throw a party or anything like. But if they give you a reasonable amount of notice they can come in to inspect the unit or repair anything that falls under the common elements banner. Things like pipes, wires, ducts, etc.

2) Act Fast Time Is Running Out

You agree to promptly do any work that is mandated by a public authority. And you've got to pay all your taxes and other related charges in a swift manner.

3) Molly Maid and Mike Holmes Meet

Windows, doors and other areas within your unit are to repaired when broken and kept in good condition.

4) Mind Your Manners

Common elements like the pool, rec room and the lobby areas are to be enjoyed by everyone. So you agree to not be a jerk and use these spots in a respectful manner. That way everyone can have a good time and there's no bad blood between neighbors.

5) No Grow-ops or Massage Parlors Please

You agree to not use your unit in a way that would be deemed a hazard or nuisance to your neighbors.

6) Keep Them In The Loop

Any changes related to ownership of the condo unit or the mortgage needs to passed on to the condominium corporation.

7) Follow The Rules

Rules, rules and more rules. Whatever has been established now and in the future are yours to follow.

8) That Wreathe Needs To Come Down

Anything in regards to the exterior of your unit especially any alterations need to be approved with written permission

9) Pay Up Buddy

You've got to pay your fair share of common expense. These can fluctuate over the years. So be sure to have an emergency fund handy just in case there are any unforeseen expenses that come your way.

10) In the Matter of the People Versus the Totally Awesome Condo Corporation

Common elements mean that as condo owner you share common responsibilities. And if there are any judgment that is passed against the condo corporation you, being a part of the organization have to pay it.

See I told you that they weren't going to be that bad. But as a prudent and responsible future condo owner it is good to be aware of them. That way when or if they do come up you are not blindsided by them.
